After owning this lovely caravan, annexe, carport & shed for more than 12 years & spending a ton of money on it to completely renovate it, not to mention the hundreds of hours of backbreaking work that I've put into it, Ingenia wants the properties belonging to the annuals to be gone by the 14TH JULY 2025 so they can eventually put in cabins. They are not giving us one cent in compensation and I am losing $23,000 as I’ve spent $48,000 on it. I’m also not getting anything for the hundreds of hours of work that I have put into it. Last year the entire outside, including the caravan, annexe, carport, shed and gutterings were all painted at a cost of $5000 in labour and paint with quality Taubmans All Weather Exterior paint, including undercoat. Even at the time of receiving the Notice of Termination from Ingenia (at the end of March 2025) I was in the process of paying a handyman $1500 to do maintenance and repairs which I got him to finish and paid him for.
For serious buyers only, (no time wasters please because I am already under a lot of stress over this) I can send a lot more photos than the 12 allowed here, including photos of the bathroom which aren't in this listing. Sending them to you via Whatsapp is the quickest way as I can send so many in the one message but if need be I can send them via text or email. All of my photos that are in portrait mode (7) have been cut off here but the full photos will be sent to you on request.
To give you a bit of an idea of what is included, let's begin with the annexe. The TV (not a smart TV but it works well) and TV stand and a 3 seater comfortable lounge. The white door at the end of the annexe leads into the bathroom consisting of vanity, remote controlled heater, exhaust fan, window (currently covered with a towel because the blind broke), a tall linen cupboard and a shower recess that was in the process of being painted, so far it's mostly had 3 coats of undercoat. I have discovered that Bristol Paints sells a paint package for painting shower recesses that is about $180, it also includes undercoat and can be tinted to your chosen colour. There's also a toilet that has just (a week ago) had a new cistern, pipe, hose and toilet seat fitted. The floor of the bathroom got 3 steel support beams installed under it 2 weeks ago as it had developed a creak, which is now gone.
The two openings that I had made between the bedroom in the caravan and the annexe is so that the air conditioning can get into the bedroom. Moving upstairs (into the caravan) you step into the kitchen which has a long bench on one side with heaps of storage below it plus all the extra storage and another bench on the other side. The full size Samsung fridge with separate freezer is in perfect working order and is included in the price. The underbench convection microwave oven will be coming with me.
At the front of the caravan is a built in set of drawers with another bench or desk that has storage space underneath. The overhead open shelf held all of my pots, pans and cake tins. Also at the front of the caravan is a large built in wardrobe that I had converted into removable shelving, it hold heaps!
As do the built in wardrobes and dressing table in the bedroom, you just don't get this amount of storage in new caravans. The double bed and comfy mattress are included. The bedroom also has a recessed wall mounted TV (included) and built in bedside table for even more storage. There's a shelf on the ceiling in the bedroom for a TV recorder/DVR player. The DVR isn't included as I need it at home. New flooring was done throughout the caravan not that long ago by Flooring Extra with quality thick vinyl tiles.
All the windows of the caravan were replaced just a few years ago with the exception of the back one, as the shed is behind it. The glass sliding door and screen door at the entry are not very old as I had the old ones replaced. I had the roof on the annexe replaced not too long ago at a cost of over $6000. Every door & drawer front in the caravan (dozens!) have been replaced. With the exception of the kitchen ones which are now white MDF, all the other ones were cut at Bunnings and given 4 coats of paint with a roller by me and I'm a fussy painter.
